Looking for a new home is a wonderful and exciting time, but it can also be stressful. You can easily become overwhelmed with the amount of properties available and the pressure to find the “perfect” home. However, with a little planning and setting of expectations you can eliminate the overwhelm.
Here are some top tips to help you find your ideal property:
1. Know What You’re Looking For
Quite simply, what does your ideal home look like? Think about what things are essential, what would be nice and what you can live without. Be specific and write it all down. The clearer you are on what you want the easier it will be to refine your search.
2. Determine Your Budget
Now you know what you are looking for, work out what you can afford. Figuring out your budget is an essential step towards ensure you won’t be disappointed further down the line.
3. Location, Location, Location
Where do you want to live? Decide on which areas are suited to your needs. Ideally you will have at least a few areas that suit your needs and allow you more properties to choose from.
4. Do Your Research
Once you have narrowed your ideal locations down, it is a good time to do a little research on those areas. Find out which school catchment area you would be in. Check out the transport links and test run your commute. Look up what properties in the area have sold for in the recent past. All these are important factors when moving into an area, and you never know, they might just bump your “ideal” location to the bottom of the list.
5. Bigger Isn’t Always Better
While we might dream of living in a large property, it’s best to think about what is actually right for you and your family. Be realistic about how many rooms will fit you comfortably and start there.
6. …But Leave Room to Grow
While the above is true, you should also factor in room to expand with family life. Think about where your family might be in a few years’ time and take that into consideration. Pay attention to the amount of storage any property has and give yourself room to grow.
7. Beware Expectations
Most houses do not start out perfect. You need to be open minded when it comes to a property’s potential. Once you purchase a property it is yours to make into your “perfect home”.
